Office Dublin City Center

There has been a lack of post here for some time, but myself and James Larkin are looking into getting an office in Dublin City Center. We would love to do some coworking and might have space for a hot desks. Let us know if your interested or if you know of a landlord with an office going at a good price.

CoWorking Belfast finds a home…

Previously mentioned here, and now available in it’s own domain.

We will be interested in talking to other Co-Working spaces around the country and beyond – seeing if there’s synergy, the possibility of desk swaps and working together. What say you?

Coworking / webby meet up..

As part of the latest round of ad-hoc meet-ups in Dublin, I decided to arrange a Coworking / Blogger / Webby / Twitter (whatever) meet-up for people in Dublin. The date is Thursday 27th (evening time), the venue has yet to be decided (Depends on the numbers).

Hopefully some of the Irish co-working guys can pop along..

Co-Working Belfast inches towards opening

Subsequent to some more frantic viewing, Andy McMillan and I have put the stake in the ground and decided that CoWorking Belfast will be opening soon.

As Andy writes:

we viewed a 1200sqft open-plan office (with kitchenette, disabled access & a shower) – on the first floor above the Black Box. The property ticks all the boxes – it’s finished to an excellent standard and could happily fit around a dozen coworkers simultaneously – and most importantly of all is mere feet away from coffee, pizza and beer.
Without negotiation on price – and with 10 coworkers renting full-time – its about £200pm – although obviously this price would fall when subsidized by hot-desking, virtual office services, room hire etc. As soon as we hit the 10 mark, we’ll be in a position to begin talking to the estate agent and actually open the coworking space.

We’ve also put funding into the Creative Industries Innovation Fund for desking and equipment so we’ll see where that takes us.

We definitely want to see permanent residents but also a smattering of Bedouin workers and temporary hotdeskers who just need a a conducive environment and some kick ass equipment.

Prices of offices in Dublin dropping

I have been keeping an eye on the commercial lettings market (mainly offices) for the last two years. I spotted an interesting trend, commercial offices lets in Dublin are dropping sharply in price. Availability of offices in Dublin also seems to be at an all time high!

Anyone that’s thinking about an office space (who is in the freelance IT space) should resist the urge to cut back on the essentials. You may be able to grab a bargain let while the market is an all time low.

Lets take one office let for example, a 4-5 desk office in college green (a premium location) is now showing on daft for €650 .. now if you do your co-working math’s, it works out at about €162.5 a head with 4 people (before VAT).  Not bad!

Pop over to some of the property websites and see if you can grab a barging let. Im sure it’s the same across the whole country!

New Dublin coworking space planned

Eamon Leonard who was formally involved in TL01. Is planning to set up a new coworking space in Dublin. He already has Ken Stanley the self appointed “web standards legand” on board.

To quote Eamon:

I’ve been participating in one for the last year, but it’s recently been wound down. I’ve since started up my own company, EchoLibre, and we’re hoping to move into new office space in early October.

Given the benefit coworking had for me as a freelancer, and the belief I have that it can foster creativity and innovation, I’m going to make some of the office space available to freelancers – designers, developers, whatever (except SEOs – sorry, being able to set up a google ad campaign does not make you an expert).

The office is on South William Street and consists of two rooms – one will be for EchoLibre, the other for coworking. I already have one coworker on board, and have space for two more.

Coworking isn’t for everyone, but if you think it’s something you’d be
interested in, and you want an office in a nice part of town for a _very_ affordable price, then drop me a line.

Subsequently Patrick O’Connor was looking at the http://the-hub.net concept (while following coworking.ie). Looks like he might get onboard too.

Jelly coworking in Dublin for Sep-Oct

I have had a number of requests from people wanting to do more ad-hoc jelly like groups in Dublin.  Let me know if you would like to meet up with like minded people around September-October ish.

Suggestion for spaces? Requirements so far are:

- Free wifi
- Somewhere warm / comfortable
- Coffee on tap!
